• Prepare marketing flyer highlighting the features of your listing
• Prepare ad copy for magazine and newspaper advertising
• Prepare just listed cards to send to neighboring homes and potential buyers in appropriate areas
• Prepare information about the listing for my newsletter that goes to my own exclusive mailing list of buyers
• Prepare information sheet to be sent to all active buyer agents in the area
• Setup and maintain an office file containing all required legal sellers disclosures

• Analyze competition in the area on a continual basis - to include actives, pendings, solds, and expired listintgs
• Review Pricing Strategy
• Prequalify potential buyers and offer lender referrals
• Have open house as needed and if appropriate
• Run targeted ads in magazines and newpapers
• Distribute marketing flyers
• Follow up with all agents who show your listing
 
The Offer
• Receive and present to you all offers
• Act on your behalf to prepare and present counter offers to Buyers Agent
 
Acceptance of Offer
• Open Escrow once offer is accepted by both parties and signatures and deposits are obtained
• Maintain Close Contract with Escrow regarding all aspects of the sell on your behalf as follows:

      Required Zone Disclosures
      Scheduling Termite Inspection
      Meet Buyers Inspector
      Present you with Buyers Inspection Report & Requested Repairs
      Oversee Loan and Monitor Financing Contingency on your behalf

      Advise you on Closing Dates
